Landlords and lenders need to meet the following regulations:

Under changes to the Energy Act 2011 which come into place in 2018 (or 2016 in Scotland), landlords must meet minimum standards of energy efficiency. These changes make it illegal to let residential or commercial properties which have an energy efficiency of F or G.

In order to continue letting a building, landlords must have an Energy Performance Certificate (EPC) showing how the property performs.
If the building is rated as F or G, improvements need to be made to its energy efficiency.
